So, I have not posted here since JUNE! I am sorry. My wife and I have been moving (that is a rehab I am not going to tell you about) and the summer has been crazy. We have bought another 10 or so houses since then. We hosted our first REI Expo in the North, Chicago in July. I did more real estate investor training at an Ugly House Seminar in California. I have been adding franchisees to our nationwide team, and planning some big things. I am speaking at The Five Star Conference in Dallas on September 9, and then at the Equity Trust Networking Conference in Orlando on September 21. I am capping the year off with the first REI Expo on the West Coast November 2 – 3. if you have never been to an REI Expo, you are missing out on the largest real estate investor training event in the nation!
Anyway, back to the point. Last week I was reading about more worthless real estate investor training that produces little, to no results. The State of New York is even suing Donald Trump! This made me angry, and I posted to Facebook that I was going to offer free real estate training today.

Hello Tim. As one of the top real estate investors in the country, maybe you can help me. I’m buying a property and the seller provided me with a contract. There’s a clause in there that says “Time is of the essence.” Should I leave that in there or take it out?

It really just depends. As a buyer, I always like to be in control. I use my own contracts, and pick the title company. This is true, unless I am buying from an institution, or a wholesaler.
