About Me

I’m Tim Herriage, a real estate entrepreneur and investor, and the CEO of Ternus, Inc., a national real estate finance company built by investors, for investors.

For over two decades, I’ve been at the forefront of real estate investing, private lending, and capital markets, involved in more than $8 billion in real estate transactions and acquiring nearly 2,000 properties along the way. But more importantly, I’ve dedicated my career to helping other investors succeed—because I believe real estate should be powered by real people, not Wall Street.

My Journey in Real Estate

Throughout my career, I’ve founded, scaled, and exited multiple companies in the real estate and private lending space. Before launching Ternus, I was Co-Founder and Managing Director of Blackstone’s B2R Finance (which later became Finance of America Commercial, a company that went public in 2021). I also served as Executive Director at RCN Capital, where I helped lead the company’s national expansion into one of the country’s top lenders for real estate investors. Today, I’m proud to continue serving RCN Capital as a Senior Corporate Advisor and member of their Executive Leadership Team.

At Ternus, we value RCN Capital as a strategic growth partner, much like so many other private lenders that turn to RCN for capital and support. This partnership reflects our broader belief that collaboration, not competition, drives real growth in the private lending space. Together, we’re working to ensure that real estate investors have access to the financing they need to succeed—whether directly through Ternus or through the broader network of trusted lenders we support and work alongside.

I founded the REI Expo, which grew into the largest real estate investor trade show in the US before its acquisition by Think Realty. Earlier, I was a Development Agent for HomeVestors® of America, managing and mentoring franchisees nationwide while running one of the company’s top-performing offices.

What I’m Focused on Today

Today, my full-time focus is leading Ternus, a company on a mission to return real estate finance to the hands of real investors—the ones creating value in communities, building neighborhoods, and driving economic growth.

My Core Beliefs

I’m a former U.S. Marine Corps Intelligence Analyst, which means I approach everything with discipline, integrity, and a mission-driven mindset. I believe success in real estate—and in life—comes down to hard work, strategy, and surrounding yourself with the right people.

That’s also why I host the “Real Investing for the Everyday Investor” podcast, where I share practical, no-nonsense insights to help others navigate real estate investing without the hype.

A Bit About Me Personally

When I’m not building businesses or helping investors, I’m spending time with my wife Jennifer and our two sons, Alex and Will, in Rockwall, Texas. As a family, we enjoy traveling, sports, dining out, and of course, real estate investing.
