Partner Programs

Are you interested in investing in real estate, but need help getting started?  We have several partner programs that might help you get where you want to go.

Retail “Flip” Projects :

  1. Project Management Partner:  This is when you want us to help you manage the renovation of a property, design the marketing, and execute both with you.  In this scenario, you will need to acquire the property using your own leads, capital, and/or financing.  The fee for this service is 20% of the profit, or $2,000, whichever is greater.  You are required to prepay 50% of the fee, and use our designated REALTOR (5% listing agreement).
  2. Acquisition Partner:  This is when we purchase the property on behalf of you.  We only provide the contract price of the property.  We will receive a preferred rate of return (Prime plus 4% – floor of 8%), 2 points origination, and there will be an underwriting fee of $1,000 (Credited towards points) due at the time of inspection.
  3. Managing Partner:  This is where you bring us the deal, and we take over everything.  We fund all of the costs of the project.  You receive $1,000 up front, and 15% of the profit at the end of the transaction.

Wholesale “Assignment” Programs:

We will market and present the property on a wholesale basis.  All profits will be split 50/50.

Long Term Hold Partnerships:

We will manage, source, and oversee long term portfolios under the following guidelines:

  1. North Texas only.
  2. We will receive 10% of the gross monthly income.
  3. We will have a 25% equity interest.
